Property in Vauxhall and Kennington

The obvious place to start is Kennington Cross - the junction of Kennington Road and Kennington Lane - where there are several estate agents covering the whole area.

• Daniel Cobb of 191 Kennington Lane are a local independent agent. They are members of the NAEA & ARLA and offer a fully searchable website including plans and colour details.
• Bairstow Eves are at 179 Kennington Lane.
• Barnard Marcus are at 315 Kennington Road. They have a particularly strong rental department.
• Kinleigh Folkard & Hayward are at 310 Kennington Road and have a searchable website.
• Winkworths at 299 Kennington Road have a good reputation and a very nice website.
• Field & Sons have also been in the area for some time, and have a good website. They are based at 319 Kennington Road.
• Atkinson McLeod of 181 Kennington Lane are a smaller company, and a relative newcomer to the area.

Then, elsewhere in the area:-

• Furthest south are A & M Homes at 405 Wandsworth Road, SW8 - near Larkhall Park, ...
• ... and Beresford Residential at 91 Acre Lane, SW2 5TU, 020 7326 7450, just south of Stockwell.
• Ludlow Thompson who have an office at 12 Clapham Road, near Oval tube station. They have a very slick website offering access to numerous services, including staff who speak languages including Gaelic and Armenian!
• Dexters (020 7793 1999) have an office at 377 Kennington Lane, near Vauxhall station. They specialise in central London properties and have a very good website.
• Halifax Estate Agencies have an office at the north end of 42 Kennington Road, near Lambeth North tube station.
• Haart Estate Agents also cover the area from their offices in Clapham and Brixton.

Several of the estate agents listed above have property to rent.

Burns and Shield are a specialist letting agency, with premises at 314 Kennington Road on Kennington Cross.

Nightingales at 6 Claylands Road, SW8 (020 7793 9573) say they are pioneering a stress-free, no hassles way to rent and let property by combining the use of revolutionary internet technology with good customer service.

And Letalife is a free service which links tenants with landlords.

Rightmove offers an extensive database of property currently for sale or rent via a wide range of estate agents.

My House Price.com offers a searchable database which provides information about recent selling prices.

If you need specialist help, then why not contact Q Property who aim to access the whole market (all the agents, private sales, property brokers, Loot, auctions etc.) and act for UK residents who are pressed for time, and expats looking for investments, or as relocation agents for people moving to London.

Enetproperty.co.uk lists flats, rooms and houses available to rent and buy from across London. The service is free to those advertising properties and to those browsing online.

I do not know of any architects currently practising in our area.

There are a number of websites which provide information about recent property selling prices. Nethouseprices.com is one such site which is both well established and free. Another, which charges a small fee but also provides estimates of current valuations, is Mouseprice.com.

If you are selling, then E-Valuations.co.uk will estimate the value your property if you send them details and a few digital photos.

The London Noise Map will tell you whether a particular road suffers from traffic noise.
